C30 Elevators

Elevators in bulding 30 are now working.  The last two in 20 and 10 will be completed as per the original schedule. Thank you all for your patience and understanding.

elevator operation

FYI to residents, the elevators that are operational should be treated as they were pre-flood. If there are issues with operation please advise C-ERA of them ASAP, and they will arrange repair directly with CanWest.  The emergency systems are active in these cabs as well (a condition of inspection approval), and are linked directly wiht CanWest's 24-7 emergency number.

 

To discuss booking elevators for moving etc, please contact C-ERA per typical protocol.

 

For those that have noticed slight differences in operatin from pre-flood conditions (doors "bumping" etc), these changes have been implemented to reflect the latest technologies and safety codes.

C30 elevator update

The inspection for the C30 elevators has been booked for February 19. It is anticipated that BOTH cabs will be ready for this date, barring any deficiencies that the inspector requests be remediated.

 

Work is progressing very well in C30 at the moment, so no delays are expected at this time.

 

The remaining cabs in C10 and C20 have already begun having work done to them as well, as work winds down in C30.

C10 ELEVATOR IS OPEN

The west elevator in C10 was re-inspected late this afernoon and is now operational, effective immediately. 

 

CanWest has shifted their gear over to C30 and will be working now to get the duplex unit up and going there as soon as possible. As there are two units that must be completed at the same time, it will take a bit longer. Completion is scheduled for mid February, but both cabs will be up and running at this time.

C10 Elevator update

The C10 west elevator was inspected today as scheduled.  Unfortunately there were a few electronic issues that will require ordering in of some small replacement parts before the cab is safe to be operated.

 

Due to the holiday shut-downs of most companies, parts delivery will be a bit delayed compared to usual. CanWest does hope to have these issues fixed and the elevator operational by the end of next week.  Apologies for any inconvenience this may cause.

ELEVATOR IN C20 IS OPEN!!

Good news for residents of C20: the north elevator is operational, effective immediately.  A big thanks to the CanWest crew who have been working incredibly hard the past few weeks to get it running for you before Christmas. 

 

Work is well under way for the west elevator in C10; inspections are booked for next Tuesday morning, so we hope to have it operational then.

SAFETY IN PARKADES

There have been concerns raised by residents and contractors about safety in and around work areas because of speeding cars. Please respect that visibility can be limited in the bobcat and when materials are being transported, and SLOW DOWN while driving through the parking area. 

 

The parkade was opened on a conditional permit, as it is still a construction site. For the time being, it must be considered a construction zone first and a parkade second; please be careful while driving around workers.

progress update

-Carpeting: C10 main floor carpet reinstall is scheduled for the week of December 9, and will only take a few days to complete. The upper floors will be getting steam cleaned.

 

Parkade doors: The P30/20 parkade door is now operational. Please make sure to keep your garage door opener with you.  If you are having problems with it try installing a new battery, and failing this see C-Era during their on-site office hours.  The P10 door is schedled to be installed the week of December 9th.

 

Heating:  Additional temporary boilers have been installed to increase the heat capacity/availability to suite radiators. We have been advised by RKS that the final equipment installation and inspections should be completed by mid December, so expect temporary boilers to be removed by Christmas.

 

Parkade Ventilation: Some work will continue in to the new year, but the majority of ventilation repairs (and use of resident parking stalls by the contractor) will be completed by the end of this year.

 

Elevators: The first elevators to come online wiht be the north cab in C20 and the west cab in C10. These are both still expected for mid-December, contingent on inspections being ccompleted and passed as scheduled.

heating

For residents of C10 & 20: you may notice that your heating system does not have the same output it usually does at the moment. The temporary boilers currently servicing the building are undersized compared with the permanent system, so heating output will return to normal once the permanent systems are re-activated.

 

The permanent boilers have been moved into place, and RKS is working hard to complete the pipe and ventilation connections necessary to turn them on.

 

The weather is supposed to warm up starting tomorrow, which will help.  Please use the fireplace as a supplemental heat source in the mean time.

progress update

- New 1st floor hallway carpeting has been installed in C20, and will begin shortly for C10. The contractor may require access to C10 suites to finish the seams underneath suite doors. They have been advised to give a minimum 24 hours notice to residents. 

 

- The purchase order was approved this week by the insurer for flooring repairs to affected suites. Expect a call from the contractor soon to schedule the installation.

 

- parkade doors are being fabricated and will be on site within a week or two. They will be installed and closed (normal operation) as soon as the door parts are available.

 

- ventilation system repairs in the parkades are ongoing. Both make-up air units in 30 are completed. Each parkade still has ductwork repairs needed for exhaust shafts. We have been told this should all be completed by the end of the year. If you have a parking space adjacent to the ventilation units, be prepared for the possibility that your stall will be needed for access; written notice will be givin if this is the case.

 

- boiler installation in C10 & 20 is ongoing, and we have been told this should be completed in about 1-2weeks. Delays have been caused as piping has to be re-routed to accommodate the new boilers (they are a different shape than what was there before).

 

- elevator repairs are on schedule as noted in the previous post.

Elevator schedule update

Canwest has advised that they are anticipating a single elevator in  Chateaus 10 & 20 to be available by the week of December 15th - in time for the holidays.

 

Chateau 30 is anticipated to have both elevators avaiable by the week of February 17, 2014. The 2nd elevators in both C10 & 20 will then be completed last, with the whole project completed by Q2 of 2014.

 

These dates are of course contingent on parts arriving as promised by suppliers (they have all been ordered), work progressing as expected without unforseen delays, and inpsections all passing without complications.  We will provide furtehr updates as work progresses, and especially if the release dates are sooner or later than posted in this message.

 

Please note that these dates are consistent with the message we had provided the board earlier in the year, and as published in the Board meeting minutes dated August 28. Lastly, it is critical to reiterate that Canwest has prepared the work schedule based on the availability of replacement parts, and the extent of damage in each building, This scenario allows at least 1 elevator to be operable in each building as quickly as possible. 

 

At this time work is progressing well and all work completed to date has been on time. Canwest has been working since the week of September 23.

stairwell painting update

Please be advised stariwell painting is now completed. Seversal deficiencies have been casued by residents ignoring the posted signs and entering the work area with wet floor paint. As a result touchups will not be completed now but deferred until a later time.

stairwell painting

We (and C-Era) have had complaints from residents about the re-painting of stairwells, and of particular concern there have been reports of residents directing verbal abuse towards the painting staff. 

 

Re-painting is occuring between the parkade levels and the main floors only. This is restoration work related to the flood. As we had previously advised, only 1 stairwell is shut down at a time, and is closed to residents during this time. Please read the signage, and do not continue through work zones. If a portion of stairwell you are attempting to use is closed for this work, please use an alternate route.

 

This work is expected to be completed by the end of next week.

insulation in parkade 10

Please note that insulation work will continue throughout the weekend and into early next week. The crew has done an excellent job of working around vehicles while they are out during the day. As the remaining work is more focused on the few remaining pipes to, we have placed notifications on car windshields and under suite doors for certain stalls that they need access to. As they work quickly, and only during the day, we are asking those affected to just move their vehicle fom the parkade during 8-5 for a single day. At these times the surface visitor lot can be used. Please keep your eyes opened for notices over the next few days for these notices and it will help us to reduce the amount of work in the parkade by getting insulation repairs completed.

parkade doors

Several residents have inquired as to why parkade doors remain open at all times.  This is for two reasons:

 

1. The City has mandated all parkade doors remain open during this conditional occupancy period and until all permanent parkade ventialtion systems are up and running. Make-up air and ventilation systems are still under construction as some parts remain to be delivered. Work will continue until late November.

 

2. The parkade doors were damaged during the flood, and do not work. Replacement parts will be arriving in approximately 4-5 weeks' time.

 

As doors must remain open for some time yet, security have been on the property 24 hours a day and have been instructed to pay particular attention to the parkades during patrol. While this is not a perfect solution, the determination was made this the current situation was preferred to the alternative: keeping parkades closed until all of the remaining work is completed.

elevator repair update

Repair to the elevators commenced last week, and will be ongoing for the next while in all three buildings. The first phase of this work involves lifting the damaged cabs, cleaning and disinfecting the elevator pits, and demolition of the damaged parts (e.g. motors, control panels, cab finishes, etc).

 

We are working with the elevator contractor to determine a schedule for the remaining work, which will be released to residents shortly.  The order with which elevators are repaired and become functional again will be determined by the elevator contractor based on the damages sustained and availability of replacement parts, as each building’s elevators sustained varying degrees of damage.

 

While the inoperable elevators have been a challenge for many residents, we are pleased that the work has now begun and will be completed as quickly as possible.

 

More updates will follow shortly, as information becomes available to us.

no parking zones

As there is still plently of work ongoing, construction crews often need access to parking stalls both in the surface and underground parking lots for material storage and vehicle loading/access. Areas needed for this type of work are marked with temporary fencing, caution tape, or orange pylons.

 

Several residents have moved orange pylons that were strategically placed for construction access. Please do not do this; the polyons and fencing are placed in certain areas for a specific reason. When residents move these items it has led to delays in work, or in some instances ticketing and towing. Please respect the safety signage and do not move it.

 

Also, there have been instances of residents locking bicycles to the temporary fencing. As this fencing is for construction work, it does not belong to the condo corp and shoudl be considered provate property. Please move your bicycles ASAP or the locks will have to be cut when fencing needs to be moved.

re-painting of stairwells

Please be advised that stairwells will be re-painted this week between the main floor and parkade levels of each Chateau. This is being done to repair the damages and staining caused by the flood water.

 

"Wet Paint" notices have been placed in affected areas, and we ask residents to avoid the stariwells being painted to give workers enough space to operate. Work will be completed during the daytime only, and each stairwell will only be closed for about 10 hours at a time.

boiler turn on

We have installed temporary boilers to provide heat to buildings 10 and 20. For these units to operate the heating pipes require that the air is bled out of the complete system. To assist in this we may require access for RKS Mechanical to 5th floor suites in your respective buildings to manually open bleed valves. We would also  ask that all unit owners set their thermostats to the highest temperature available as this will open the valves for each unit fully and will help speed up this process. As we have been required to provide notice to attend suites we are scheduling this to occur on Monday September 9th, 2013. Thank you in advance for your cooperation.

repair / maintenance work in your suite

We have had several inquiries for assistance from tenants regarding repairs that are not flood related. Please note that EllisDon and FirstOnSite are working only to bring the building back rfom a pre-flood condition, and repair damages casued by the flooding event. 

 

If you have noticed problems in your unit, or elsewhere in the complex, unrelated to the flooding in June, please direct these concerns directly to C-ERA. As C-ERA is the property manager, they will arrange repairs under a seperate scope (and funding) as the flood restoration. Such issues may include: 

- leaking faucets

- running toilets

- drainage issues on your balcony

- broken fireplace or bbq hook-up

- all parking related inquires (except as noted in the post below, within the parkade)

- etc...

ventilation ductwork in parkades

Please note that for the next several weeks RKS Mechanical wil be insulating pipes in the parkade, and installing the replacement ductwork for exhaust and supply ventilation (so we can remove the temporary fans). During the daytime only during this time several parking stalls may be fenced off for worker access. If you cannot access your parking space for this reason, do not panic: the fencing will only be there for a day or two at most. You can come see EllisDon staff on site and they can provide you a temporary parking pass for the visitor surface lot.

heating

Several residents have inquired about heating, as they are finding it cold in their units. The baseboard heaters operate from boilers. The boilers in Chateaus 10&20 were destroyed by the flood but were unaffected in 30. Chateau 30's heating has been on for some time now; so baseboards (and fireplaces) should be working for heat.

 

It will take several weeks before the permanent boilers in 10 & 20 arrive and are installed. We have arranged for a temporary heating system though, which has been getting installed this week. We are expecting this temporary system to be fully connected tomorrow (Saturday). The system may take some time to generate heat for the entire building, so it may take a few days beyond that, but certainly be early-mid next week the baseboards in every suite should be working. When the permanent boilers arrive there will be a seamless transition between them and the temporary one. Until then please use your fireplaces for supplement heating.

damaged unit inspections

EllisDon and FirstOnSite will require suite access to all suites that have been damaged or affected by flooding this Saturday Sept 7. This will be to confirm damages and restoration requirements for this work (such as flooring repairs, drywall repairs, etc). This will commence at 10am in the lowest numbered suite in building 10, and work sequentially from there; further schedule beyond this cannot be given at this time.

 

This affects only those who have previously noted damage to EllisDon. If you have had water damage from the flood and not yet informed EllisDon please do so immediately. Repairs are not for ongoing maintenance issues unrelated to the flood restoration. Maintenance issues must be directed to C-ERA.

parking

Now that all parkades have been turned over, as of this weekend (end of day Friday), all parking rules and regulations return to pre-loss conditions. Regular allowances, ticketing, for handicapped, visitor, and resident parking will be enforced by WestPark starting Saturday. Ticketing of cars by WestPark will be suspended until this time.

 

If you have a parkade stall that has been blocked by the temporary ventilation equipment, please inform EllisDon and we will arrange a temporary pass for your use wiht WestPark. ALL other parking-related queries and concerns should otherwise be directed to C-ERA as of Saturday.

removal of spare tires, etc

The gates into the enclosure housing the spare tires in front of Chateau 30 will be opened for resident access tomorrow starting at 1pm. If you own any of the tires, please claim then by marking/tagging them with identification of your name, suite, and parking stall # so they can be moved.  Any tires left unclaimed/unmarked by Friday Sept 6 at 2pm will be disposed of. Those that have been marked will be moved by FirstOnSite to your parking stall, locker etc as directed by your tag.

 

This request also applies to any bicycles still left on the surface lot (in temporary bike rack or otherwise). Please identify the bicycle with a tag showing ownership by Friday at 2pm as the remaining unclaimed bikes will be disposed of too.

 

If you are unable to be present to claim personal items, please arrange to have a family member, friend, or other representative who can identify your belongings come to site to do so on your behalf.
